National Grid has agreed to purchase land on Teesside for Britain's largest electricity substation to support future AI datacentres.

National Grid has taken a significant step toward establishing the largest electricity substation in Britain on Teesside. The infrastructure is intended to supply power to a major neighboring datacentre as the United Kingdom attempts to accelerate the expansion of its artificial intelligence infrastructure. Last week, the organization agreed to acquire twenty-nine and a half hectares of land, equivalent to seventy-three acres, at Dorman Point. The property is owned by Teesworks, which operates as a local public-private partnership.

This transaction follows reports from the previous year indicating that the government selected Teesworks as the location for a new artificial intelligence facility. Planning documents have been submitted for a development spanning nearly five hundred thousand square meters. Matt Pearce, who serves as the head of land at National Grid, stated that the agreement reflects constructive collaboration among all parties involved. He emphasized that the project will support digital technology growth and industrial development in the region.

Ben Houchen, mayor of the Tees Valley combined authority, noted that securing adequate power quickly remains the primary hurdle for datacentre developers in the nation. He pointed out that other global regions have advanced rapidly while local projects awaited connection capacity. Access to up to three point two gigawatts of capacity will allow the area to compete effectively for these large investments. Meanwhile, the government recently issued a draft national policy statement highlighting these facilities as foundational to the economy.

National Grid acquired Teesside land to build Britain's largest substation supporting artificial intelligence infrastructure.

Despite government backing, rapid facility construction has encountered significant local opposition and protests in various locations. Industry representatives previously warned ministers that public resistance could threaten domestic development if not addressed. Reports indicate that Balfour Beatty may deliver the new substation, with Steel River Power also involved in the development.

Why it matters

The planned electrical infrastructure and potential datacentre development on Teesside aim to position the region as a competitive hub for artificial intelligence technology. This initiative addresses the critical power supply challenges that have previously delayed major digital investments in the United Kingdom.
