British property values recorded their sharpest decline in over three years during October, driven by elevated mortgage costs and cautious buyer sentiment.
British property values saw their sharpest decline in more than three years during October, marking four consecutive months of downward movement as high mortgage costs weighed heavily on the sector. Property values across the nation unexpectedly dropped 0.6% compared to September, pushing the average cost of a home to ยฃ296,285. Analysts had anticipated a modest monthly increase of 0.1%, which would have represented the first positive movement since June. On an annual basis, values declined by 1.2%, representing the largest yearly drop recorded since October 2023.
Andrew Asaam, mortgages director at Lloyds, noted that market demand faces significant challenges from broader economic pressures. Renewed inflation driven by Middle Eastern conflict has kept borrowing expenses elevated and constrained household finances, prompting heightened caution among buyers. According to Moneyfacts updates, prospective buyers confront significant borrowing rates, with typical two-year fixed mortgages standing at 5.97% and five-year fixed products at 5.99%.
These property figures emerged following monetary policy adjustments from central bank officials, who raised the base rate by a quarter of a point to 4% to combat inflationary pressures linked to regional conflicts. Energy market disruptions have pushed oil prices past $100 per barrel in recent months, driving fuel inflation higher and elevating overall inflation to 3.5% in September.
Amy Reynolds, head of sales at Richmond agency Antony Roberts, observed that seasonal momentum has slowed significantly. Buyers remain active in the market but proceed with extreme caution, with second-step buyers and those undertaking remortgaging facing the heaviest burdens. Meanwhile, property services firm Savills indicated that the sluggish market environment is unlikely to experience a significant recovery until 2028, pending improvements in broader economic conditions and mortgage affordability.
Elevated mortgage rates and economic pressures drove the steepest decline in UK house prices in three years.
Why it matters
The downturn in the UK housing market reflects how global inflationary pressures and rising borrowing costs directly impact domestic property ownership and buyer affordability. While the situation is specific to Britain, it highlights broader economic vulnerabilities tied to international conflicts and energy prices that influence financial markets globally.
